We are re-zoning the site to allow for a greater mix of housing types and to make more efficient use of underutilized land. This supports North Grenville’s Official Plan goals to provide more diverse housing and accommodate long-term population growth.
503 James Street is within the town’s designated urban boundary, making it a suitable location for gentle intensification. It has existing road access, proximity to community services, and supports walkability—all ideal for responsible residential growth. More importantly, it’s past use as commercial storage does not fit with the surrounding residential context, and we felt that the site should serve Kemptville’s growing need for housing.
The design features low-rise stacked townhouses no taller than three storeys, with pitched roofs, warm materials, and extensive landscaping. We’ve intentionally designed it to blend with the surrounding residential character.
The development is designed for a mix of households, including young professionals, seniors, and families. A portion of units will be offered at below-market rents to support housing affordability.
Yes. At least 10% of the homes will meet CMHC's affordability criteria through the MLI Select program, helping meet Kemptville’s need for more attainable housing.
A professional traffic study was completed and submitted to the municipality. It found that the additional traffic can be safely accommodated by the existing road network.
On-site parking will exceed municipal requirements, including 52 dedicated resident and 14 visitor parking spaces. The development will not rely on on-street parking.
Each access point and internal driveway is being designed with municipal engineering standards in mind. There are no impacts on neighboring private driveways. A new public roadway is being constructed that will connect James Street with Jones Street, and will also serve to bring services to the site.
The site plan has been designed to respect adjacent property lines, with setbacks, fencing, and landscaping to preserve neighbor privacy wherever possible. The development does not abut any existing houses or residential properties, and it is oriented backing onto the commercial strip to the North. Visual impacts on the neighborhood will be minimal – if not beneficial as the unsightly commercial storage use will be gone.
Due to the existing use, there will be almost no clearing of mature trees required. A landscaping plan is being proposed to introduce new trees, gardens and green spaces within the development.
This development is part of a modest intensification effort within the town’s boundaries—not urban sprawl. It supports walkable communities and efficient infrastructure without changing the town’s character. The design improves the aesthetics of the surrounding area by removing the existing commercial storage use and replacing it with a new residential community.
All utility servicing is being coordinated with the Town and utility providers. Any upgrades required will be paid for as part of the development, not by existing residents. Full water and sewer capacity has been allocated to the project.

Construction will comply with all municipal bylaws. We are developing a construction management plan to limit disruption, with noise and activity limited to appropriate hours.
The Town of North Grenville has reviewed the development and confirmed that there is sufficient capacity to accommodate for the future residents.
Outdoor lighting will be downward-directed and limited to reduce light pollution while enhancing safety. Walkways, parking areas, and building entrances will be well-lit and secure.
